2015 - City of Somerville Powder House RFP Submission   If you would like to join the conversation on the project, access the    community forum here.    MarKa, an affiliate of Sebastian Mariscal Studio, along with community partners Collaborative Living Project (CLP) and the Somerville Bicycle Riding School, submitted a response to the City of Somerville’s RFP to redevelop the former Powder House Community School located between Teele Square and Davis Square. On July 29, 2015, Mayor Joseph A. Curtatone accepted the recommendation made by the City of Somerville's Technical Advisory Committee to designate MarKa as the Preferred Developer out of eight qualified teams.  CLP is a Somerville-based organization made up of aging residents who seek to age-in-place with dignity, fully engaged within our community. MarKa's proposal integrated CLP and the Bicycle Riding School with the larger artist community, and MarKa designed spaces to live, make, sell and exhibit local art. The mixed-use 40 residential unit project offers thirteen (about 1/3 of the offered residential units) at below market rates with 7 of them (17.5%) meeting Somerville’s inclusionary standards. MarKa’s proposal includs 13,300 square feet of commercial space, and aims to achieve a LEED Gold rating, including many green building elements such as a solar panel array.  58% of the site is offered as fully programmed, publicly accessible open space aimed to congregate, educate, and inspire the Somerville community.   MarKa’s proposal directly responds to the feedback of the immediate community, and achieves 29 out of the 39 “SomerVision” Comprehensive Plan’s goals.

 2002 San Diego, CA  In the heart of one of San Diego's premier redeveloping areas, Little Italy, 'State and Date' consists of two homes that occupy a 1550 square foot corner lot. The site was subdivided into two equal sized lots, 25 ft by 31 ft, where the 2,750 square foot homes now exist.
